Our Philosophy
We want You to have a wonderful stay, this is your home for however long you are staying and we hope you'll be relaxed, comfortable and happy.

Our History
The Bank house and Oar Cottage has a very rich history behind it since the 18th century when it was part of a small sailing community. During the floods in mid 90s, they were completely submerged in mud and sand and the government brought in the army to clear it up. Since then it was renovated and occupied by an Irish man and then served as guest house and Bed & Breakfast for quite some time. The houses have been given a refreshed look and opened up for holiday booking without tarnishing any history the property holds. Do look out for the Oars and the original pillars from the historical church when you visit us.

Location
Our house is located in the ideal picturesque town of Mablethorpe and away from the town overlooking the Beach but still not too far from it to get to supermarkets or for shopping. The houses are sandwiched between a beautiful sandy beach and a calm and serene boating lake that offer great views on both directions. If you step out, the promenade extends in both directions filled with local cafes and entertainment venues all within walking distance from the house.

The cottage is located at the end of Cul-de-sac in Queens park close past the little houses and is linked to the Bank house. It has its own entrance and parking.

The cottage has space to park 2 cars right in front. We have CCTV coverage of the parking area for your extra peace of mind.

The cottage will be stocked with most of what you need for your stay! Items we provide include:

Our kitchen comes fully equipped with the basics to cook and enjoy most meals. This includes:

We also provide a starter supply of the following items:
Dishwasher detergent
Washing up Liquid

If you run out of any of these items, you can easily replace them at one of the nearby stores.

Mablethorpe has typical coastal weather. Can be quite windy sometimes.
Irrespective of the weather there are so many things you can do in Mablethorpe.

Please leave the house as you find it, we love the property and look after it well and would like everyone else to enjoy it the same way.

Please do not take the towels provided to the beach, they are not suitable. Do not use bath towels to wipe the floor, use the kitchen towels or mats for this.

No smoking is allowed inside the house. We operate a strict no smoking policy.

Please read the full arrival and departure information. There is a strict check out process which enables us to run efficient changeovers between guests and there will be a charge if the check-out process has not been followed.
Have a fab stay and make yourself at home.

There are no issues if you arrive earlier than the check-in time, there is plenty to do. The beach is just a stone’s throw away from the property and usually there are parking places around the cul-de-sac that you can park while you stroll around or have a bite at one the lovely cafes and fish and chips in the promenade. If you fancy a nice relaxed sit-down meal, there are plenty of restaurants in the town that you can walk to in 5-10 mins.

You could also visit one of the local grocery shops – Lords (right across the lake) or a number of them in town for any essentials. That will give you more time to relax once you've checked in!

We are in full time work but should still be able to take your call and assist you. Just in case we are not able to get to the phone please send us a texts and we will get back to you as soon as possible. We are happy to answer any questions you have regarding the property during your stay, and we will really appreciate if you can give us your feeback on the property so we can make it better for your next stay with us and others who stay with us.

Check-in time
Check-in time is 3pm. If you are arriving earlier or later please do get in touch with us to inform us well in advance. We will try to help you, but it may not always be possible to accomodate your request.

Door key
The doors are operated using smart locks so no need to pick up a key or drop it off when you stay with us.

Here is what you need to do -
- You will get an email from us with a link.
- Please click on it and register an account with danalock.
- Once account has been created, please install the danalock app on your smartphone and log in with your account and you should see "Oar Cottage with a lock and unlock sign".

Once you have the account set-up, you will have seamless access to the property during your stay. Please note the app will only activate when you are near the front door.

Alternatively if you have trouble with the app or dont use a smartphone, please contact us and we can provide you with a key code specific to you.

If you have not got the email for accessing the property at least a day before your arrival please contact us so we can sort out your access to the cottage.

Check out time
Check-out time is strictly 10am
Should you require a later check-out we will do our best but you need to let us know beforehand. If we have guests arriving that day it will be impossible to offer a late check-out due to the cleaners needing to prepare for those guests.

Check-out process
Before your departure, and in line with our cleaning process, please would you take care of the following, this will also enable us to keep our housekeeping staff safe and maintain our arrival and departure times: • Please ensure the proper disposal of household garbage - recycling bins with a red lid are provided for paper, cardboard, clean cans. All other household waste should be placed in black sacks in the general waste bin with black lid
• Move all furniture and items back to original locations.
• Check all windows to make sure that they are closed as you exit
• Please leave the door closed, securely locked.
• Please leave things in a clean and tidy condition, especially the kitchen appliances and utensils.
• We greatly appreciate your co-operation to enable an efficient turnaround on changeover days.


Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £50 per hour and deducted from the security deposit.

The password is available in the instructions left for you in the cottage. We cant give the password here for your and our security. Please do not share the internet password with any one else.


Please do not switch off the router or try to tamper with it. Please contact us if you face any issues.

The Kitchen comes fully equipped with a 4-burner gas cooker, oven, microwave, fridge/freezer, kettle and toaster.

Here is a complete inventory of the items we provide you in the kitchen.

We hope we have provided everything that you may need but if there is something you need for your cooking, but is not provided please bring it yourself. Please do let us know if something should have been provided but we have not, we will endeavour to provide it for your next stay with us.

All bed linen and towels are provided, please do not use this for the beach or for wiping the floor, they are strictly for personal use within the property ONLY.

The lights can be controlled with remote control and can be set to cool/warm white colour and can be dimmed/brightened to your own comfort. Please leave the remotes back in the remote holders and please handle them with care as we cant get spare remotes.

The accommodation has central heating and hot water taps all controlled via the HIVE digital thermostat can be adjusted if you feel too cold or hot. The sensor is placed in the dinning area and you can press the knob in the centre to check the current setting and adjust it to suit you.

Please empty all the bins in the house and dump them in the appropriate Biffa bin outside. Black lid bins are for general waste and the red lid bin is for mixed recycling.
Bins will be collected as per the table below.

The TV in the lounge is a smart one and you will be able to access all apps/channels to view and enjoy while you are staying with us. Please sign into the apps with your own accounts and remember to sign out of the apps before you leave.

You will also be able to view the usual freeview TV channels as well with ease. The remote is typically held in a pocket behind the sofa for easy access and to ensure it doesn’t get lost.

We have Amazon’s Alexa in the lounge if you fancy to use her services. Alexa is linked to the door bell, lounge lights and the heating so you can use to switch them ON/OFF using voice commands if you like.

Behind the house you have a nice enclosed space with a table and four chairs to enjoy the sunny days.

Rules& Regulations
We are located in a residential community, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence!
Specifically, between the hours of 10pm and 9am noise should be kept to a minimum.

Unacceptable behaviour
We reserve the right to terminate a holiday without compensation, where unreasonable or anti-social behaviour including excessive noise levels caused by those persons named on the booking or their guests impairs the enjoyment, comfort or health of our neighbours and other guests.

Breakages
We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!

Smoking
This is a smoke-free home, please do not smoke inside the property. No smoking of any substance including vaping. However, you can smoke in the garden and the car parking area.

Cleaning
Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £50 per hour and deducted from the security deposit.

Additional Visitors
The number of people occupying the property may not exceed the number on the booking form. No additional visitors may stay without prior consent from us and might incur additional charges.

The owner reserves the right to refuse entry to the entire property or request the party to leave the site, if the number of persons differs from that stated on the booking form. Full payment will still be required (no monies will be reimbursed) if you or any members of your party are requested to vacate the accommodation.

Fire Extinguishers
For use in the event of fire, a fire extinguisher is fitted near the kitchen entrance. In case of a fire, please exit the property as quickly as possible and dial 999 for emergencies
